Oakland icon gets 50 miles of caulking & 250,000 sf of curtain wall cleaning

Kaiser Center (300 Lakeside)

An icon in Oakland, this building was the tallest building in Oakland and the largest office tower west of the Rocky Mountains when it was completed in 1960. The once gleaming aluminum / glass facade has been weathered by years of exposure to the elements. The aluminum panel was dulled and discolored by atmospheric pollutants, and the wet seal (sealant between glass and frame) has deteriorated from prolonged UV exposure.

When the building was acquired by a new owner in 2020, Urban Waterproofing was retained to restore the exterior facade. A total of 50 miles of wet seal were completed, and 250,000 square feet of aluminum panels were cleaned using specialized cleaning solutions. Access to the work on the building was set up using 36 swing stage drops.



What We Did

  • Installed more than 50 miles of wet seal

  • Cleaned 250,000 square feet of aluminum facade panels.

  • Installed deck coating at the stairs wells.

  • Replaced precast sealant joints.


Project Details

A year prior to acquiring the Kaiser Center, the new owner approached Urban Waterproofing to provide pre-purchase budgeting for the wet seal and facade cleaning work. After the building was acquired, Urban Waterproofing was asked to perform mockups of the exterior work. After several rounds of mockups using various cleaning techniques / cleaning products, Urban was given notice to proceed with carrying out the work for the entire building.

The sheer size of the building required that a large crew be assembled in order to complete the project in a reasonable amount of time. After production started, 6 swing stages would be set up concurrently to perform the work.
